How to publish your rentals on Your Ideal Office ?

🛠️ How does it work?

Your Ideal Office allows you to generate direct bookings on your own website!

• You list your properties on Your Ideal Office.
• Travellers can browse your listings, availability, and prices on the platform.
• When they click on the "Book" button, they are redirected to your direct payment page (powered by Smily).
• You receive the booking in Smily as a direct booking, with the source “Your Ideal Office”.

💸 At the end of each month, you pay a commission to Your Ideal Office, based on the travellers' check-in dates.

💰 Your Ideal Office Pricing Model

Your Ideal Office uses a commission-based model:

• 10% commission (excluding VAT) on the rental price only.

📤 How to publish your listings on Your Ideal Office?

1. Install the Your Ideal Office app in your Smily back-office.
   ➤ Once installed, click on the app to authorize the data transfer to YIO.
2. You will be contacted by the YIO team (via email or phone) to finalize your onboarding.
3. Once validated, your listings will be published on the Your Ideal Office website.
4. You can customize the app settings (by clicking on “…” next to the app name) to:
   • Apply a specific markup for this channel
   • Exclude specific listings you don’t want to publish (by default, all your listings are included)

✨ Requirements to publish your listings on Your Ideal Office

• Your listings' descriptions must be available in French ⚠️
• Your Terms & Conditions and Privacy Policy must also be available in French ⚠️
• Your properties must be marked as “instantly bookable” ⚠️
• The “wifi” amenity must be selected in your PMS
• Your company profile in Smily must be completed: phone number, email, contact person, etc.
• Listing titles must not include numbers or non-Latin characters
• A complete address, including postal code
• Guest occupancy, number of bedrooms and bathrooms specified
• Property size indicated (in m² or ft²)
• Bedding information per room (e.g., single bed, double bed, etc.)
• Arrival instructions for guests: check-in hours, phone number, and email
• Rates and availability for the next 12 months (ideally)
• Minimum capacity: at least 1 adult
• Cancellation policy and terms & conditions must be filled out in your Smily account

📩 Email Notifications

The email notification flow will remain the same as the one you have set up for your direct bookings on your website.

📊 Your Ideal Office Dashboard

There is no dedicated dashboard on Your Ideal Office — everything goes through the Smily integration.

💬 Communication with Travellers

Those bookings need to be considered as direct bookings. You can communicate with travellers by email once they make the reservation, as you have their contact details in the booking details. 

💳 Payment

Payment is handled directly by you, in the same way as for your own website.

⚠️ You must have an active payment gateway on Smily (such as SmilyPay) to collect payments from Your Ideal Office.

🌍 Markets

There are no geographic restrictions — you can publish all of your listings, regardless of their location.

⚡ Instantly Bookable Listings

Your properties must be marked as “Instantly Bookable” to appear on Your Ideal Office.

💰 Deposit and Taxes

The Property Manager is responsible for collecting deposits and taxes.

📃 Rental Contract

The rental contract is between the Property Manager and the guest.

❌ Cancellation Policy

The cancellation policy applied will be the one you’ve defined in your Smily account.

🔁 Cancellation Process

Cancellations must be made directly by the traveller to you, in accordance with the policy and process defined for your direct bookings.

🧾 Example of Your Ideal Office Commission

Total booking: €1000

• Rental: €910
• City tax: €10
• Cleaning: €30
• Early check-in: €50

➡️ Commission applies to €910 (rental price only)

➡️ 10% of €910 = €91 (excluding VAT)

A monthly invoice will be sent by YIO at the end of each month, based on check-ins from the previous month.
