How to work with Homelike from your BookingSync account ?
- Contact Homelike at integrations@thehomelike.com to notify them about your wish to integrate.
- In parallel, add their app to your BookingSync account.
- Click on the App to be redirected to the sign up page of Homelike. Select “Landlord” and click on continue with email (last option)
You will be then be asked to select your BookingSync account and to authorize access of their app to your BookingSync account:
Once you click Authorize, if this is your first time logging in on Homelike, then you'll be asked to verify your email address
and the import of your BookingSync listings to Homelike will automatically be done (you may need to wait a few minutes for the import to be completed - 2 hours sync maximum)
Once your listings are imported, they will be verified by the Homelike team before getting published within 72 hours. If any information required by Homelike is missing on your property, they will contact you.
Specificity working with Homelike:
- Stays duration
Bookings on Homelike are at least 28 days and can go up to 2 years. Stricter requirements can be setup in your Homelike account.
- Midterm pricing
Please note that Homelike will only fetch your midterm prices from BookingSync. Therefore you need to have the midterm pricing activated for the properties you will push to Homelike:
All other rates will be ignored by Homelike.
- Mandatory amenities
Homelike will publish your properties which offer their "mandatory amenities". You can find the list of those amenities here > https://www.thehomelike.com/apartment-standards/
- Homelike tenants
“Guests” (or in the case of mid term renting “tenants”, need to have an account on Homelike to be able to book your property. Their profile is verified by Homelike.
- Booking process
Guests will place requests to book and you will have 72 hours to accept the booking (from the email that was sent to you by Homelike). Before accepting the request, please make sure the requested dates are still free. As soon as you accept, Homelike will create the booking as “booked” on your BookingSync account.
Or you also have the possibility to turn your properties in the “instant booking” mode. More information here. The booking will then directly come as “confirmed” on BookingSync.
- Deposit
HomeLike is not collecting the deposit. It’s up to you to collect it via your BookingSync payment link, via Swikly or on site.
- Payment:
Homelike is collecting the first month payment (you will have to set up a Stripe account on Homelike. You can create multiple bank accounts to be assigned per property). This payment will be wired to you between 24-48h before the check-in directly on your account, minus the Homelike commission for the entire booking (in case the HomeLike commission is higher than the first month's rent, they will send an invoice to the Property Manager).
Next rents are to be paid by the tenants directly to you (either via the BookingSync payment link available on the booking or via wire transfer or chèque and you can register the payment on the booking on BookingSync).
As payment terms might be different for mid term bookings than for short term bookings, you might need to deactivate your BookingSync notifications for payment follow up for all bookings coming from the source = Homelike
- City tax
HomeLike is not collecting the city tax. It’s up to you to collect it via your BookingSync payment link or on site.
- Cancelations
Please note that cancelations are not yet synced. This means that if you have a canceled booking on HomeLike, you have to contact our support team and we will unlock the booking on BookingSync so you can cancel it directly from your BookingSync account (or our support team can do it for you!). Auto cancelations is planned for development though.
