Step-by-step guide for Property Managers
✅ This feature is for reporting only (Owner app/Owner portal financial view).
It does not split payouts, does not move money, and does not change OTA payments.
Step 1 — Open the Revenue Distribution setup
- In Smily, go to Settings > Revenue Distribution

2. Click Create or Create my first configuration if you are using the feature for the first time.
You’re creating a set of rules Smily will use to generate the Owner’s financial reporting in the new Smily Owners App.

Step 2 — Set the Property Manager commission
Where: Property manager commission
What to fill: Commission % (net)
What it means
This percentage tells Smily how to calculate the Property Manager commission in the owner reports. The commission % will be applied to the commissionable amount for every booking to calculate the property manager commission.

Step 3 — Choose who receives each fee (in the reports)
Where: Fee distribution
What to do: For each fee type, select either Property Manager or Owner
What it means
This section controls how Smily attributes each fee in the Owner financial reporting.
Fee types include:
Cleaning fees
City tax / Tourist tax
VAT / Sales tax
Management / Service charge
Linen fees
Other fees
You are simply telling Smily: “In the owner report, should this fee be counted on the Owner side or on the PM side?”

Step 4 — Define how reconciliation differences are attributed
Where: Reconciliation distribution
What to fill:
Owner share %
Property Manager share %
What it means
Sometimes Smily shows a reconciliation amount : a reconciliation amount is the difference between what Smily expects to receive for a booking (based on rent, fees, taxes) and what the channel (Airbnb, Booking.com, etc.) actually pays out. This difference usually comes from refunds, guest complaints, or channel adjustments. The money is already lost or added in real life—the only question is who absorbs it. Smily therefore applies the reconciliation only to the rent, and the reconciliation distribution defines how that loss or gain is split between the Owner and the Property Manager.
This step tells Smily how to split that reconciliation amount in the reports between:
the Owner side, and
the Property Manager side
⚠️ The two fields must total 100%.
Short example
A booking has €1,000 rent.
Airbnb refunds €200 to the guest, so Smily receives €800 instead of €1,000.
👉 Reconciliation amount = €200
If the reconciliation is split 50% Owner / 50% PM:
- Owner absorbs €100
- Property Manager absorbs €100
Those €200 are shared, and the final payouts are adjusted accordingly.

Step 5 — Add fixed fees charged to Owner (optional)
Where: Fixed fees charged to Owner
What to do: Add a fee only if you want a fixed recurring deduction to appear in Owner reporting.
What it means
This is used when you want Smily to automatically show a fixed cost deducted from the Owner per booking (e.g., admin fee, fixed service fee, etc.).
If you don’t use fixed owner fees, you can leave it empty.

Step 6 — Select which rentals use this configuration
Where: Rental eligibility
What to do: Select rentals from the list
What it means
This is how you apply the reporting rules:
- to all rentals, or
- only to specific rentals
To select multiple rentals:
Mac: hold cmd
Windows: hold ctrl
Some rentals may show “configuration already assigned” if they already have a revenue distribution setup.

Step 7 — Save the configuration
Click Create configuration.
From that moment, Smily will use these rules to generate the owner’s financial reporting for the rentals you selected.

Example configuration (after the steps)
Here’s the exact setup for your scenario:

Property Manager commission: 20%
Reconciliation split: 20% PM / 80% Owner
All fees attributed to Property Manager (in reporting)

Select Property Manager for every fee type:
Cleaning fees → Property Manager
City tax / Tourist tax → Property Manager

Other fees → Property Manager
Step 4 — Reconciliation distribution
Owner share % = 80%
Property Manager share % = 20%
Step 5 — Fixed fees charged to Owner
Leave empty (no fixed fees)
Step 6 — Rental eligibility
Select the rentals you want this to apply to (all or specific)
Step 7 — Save
Click Create configuration
