Create a new rate rule
BookingSync gives the opportunity to customize your rentals rates in a different way by creating and applying Rates Rules to them. Whether you would like to apply some rule for early booking, late booking, length of stay, weekend nights' prices and so on, you simply define the rule, when it applies, the percentage to influence the rate and you are done.
Defining the Rates Rules is a really simple and easy process.
Step 1
From the Rentals section, click on the rental for which you would like to set up a new rates rule and go to the Rates tab.
Step 2
Below the seasons, you’ll find the
Rates Rules section.
This is the place where your setup rates rules are going to be displayed.
If you want to define a new rates rule, simply click on the
New Rates Rule
button
Step 3
When creating the
New Rates Rule, you need to define:
a)Kind of
Rule to apply

b)
When it applies
: always, to only certain seasons, or to a fixed period of time
c)
Influence on the price
- Here you define what would be the fixed amount or percentage* you want to apply to the rental rates for the chosen rule
* Make sure you use "-" (minus) for the discounts you would like to give. If not used, the setup rate is going to be increased for the certain amount / percentage you enter.

Additional Person (fixed price per night)
This rule should be used if you want to increase your rates for any additional person above the number of guest given in the rule.
Example, if the season rate is 100€ per night, and you set Extra price of 15€ per night per person above 2 people, then the price for 1 or 2 guest will be 100€ per night, for 3 guests, 115€ per night, for 4 guests 130 per night, etc.
Arrival Only
This rule gives the possibility to select certain day(s) of the week (Sunday, Monday, Tuesday...) on which you would prefer to have all the arrivals.
Charge at least
This rule allows the guest to book for a short period but paying the amount for the stay defined here. This is especially recommended to lower your minimum stay and set this rule to have the minimum holes in your calendars.
Example: if the season rate is 100€ per night and you set Extra price for staying less than 3 days, then the guest will pay 300€ if he stays 1, 2 or 3 days and then 400€ for 4 days, 500€ for 5 nights, etc.
Charge at least if available
This rule allows the guest to book for a
short period but paying the amount for the stay defined here. This is
especially recommended to lower your minimum stay and set this rule to
have the minimum holes in your calendars. If the hole between 2 stay is lower than the number of nights specified, then the guest pay the price without the extra price.
Example: if the
season rate is 100€ per night and you set
Extra price for staying less
than 3 days if available
, then the guest will pay 300€ if he stays 1, 2 or 3 days and there are more nights available after (the hole between the 2 stays is greater than 3 nights) OR will pay 100€ for 1 night if there is only a 1 night availability, 200€ for 2 nights if there is a 2 night availability, etc.
Charge at least full period
This rule allows the guest to book for a shorter period than the one expected but paying the amount for the full period. This is especially recommended for events. Even if the guest decide not to stay the full period, he will be able to book and you get the whole amount.
Example: if the season rate is 100€ per night and you set Extra price for staying less than full period from Tue 14 Mar 2017 to Fri 17 Mar 2017, then the guest will pay 300€ if he stays 1, 2 or 3 days during the period from the 14 till the 17th of March.
Departure Only
If you would like to define strict day(s) in the week (Sunday, Monday, Tuesday...) for all the departures, then this rule gives you that possibility.
Early Booking
This rates rule gives the possibility to change the price in accordance with the period your rental is booked ahead of time. The period is a matter of your choice.
Full Period Only
This rule lets you choose precisely the period that you would like to be booked only if the whole period or more is booked.
Late Booking
Customize your rental price if booked only some days or weeks before. Easily select when this rule applies, setup the period of time when that booking should occur, enter the percentage to influence the setup rental rate and that’s it. You’ve just applied the Late Booking rule.
Occupancy less than
This rule allows you to decrease your rate, using a percentage, if the number of guest is lower than the number specified.
Example: if the
season rate is 100€ per night and you set Less than 3 people, 20% discount, then 1 and 2 guests will pay 80€ per night, the 3 or more guests will pay 100€.
Prevent Gap
This rule prevent the guest to book if it leaves a gap between the number of days defined in the rule.
Example: if you set a rule Prevent gaps between 2 and 6 nights, it will be impossible to create a booking in your calendar that leaves a gap of 2 to 6 days in your calendar before or after the booking.
Prevent If Booked Ahead Of
Preventing the bookings if done ahead of a certain number (that you define) of days, months, years is possible if this rule is applied.
Prevent If Booked Less Than
Preventing the bookings if done less than a certain number (that you define) of days, months, years is possible if this rule is applied.
Stay At Least
If you would like to offer different prices in accordance with the length of stay, then this rule can be your choice. Here you can define how many percents you would like to decrease the price if your rental is booked for at least a certain number of days, months, years...
Stay Shorter Than
If you would like to offer different prices in accordance with the length of stay, then this rule can be your choice. Here you can define how many percents you would like to increase the price if your rental is booked for less than a certain number of days, months, years...
Strict Minimum Price Per Night
Define the percentage* to influence the rate, if you would like to setup the lowest acceptable price per night for the season, period of your choice or to be always applied.
Weekend night
You can setup different prices for different days of the week. Opt for this rule, choose when it applies, select the days that you would like to have a different rate and enter the percentage to influence the setup rate.

(2) As the sync of the rates is only once a day, these rules, that are relative to the current day are partially supported, according to the time of the sync.
(3) The minimum stay takes in this case the value of the maximum number of days set up in the rule. Ex. You have a min stay of 1 day in the season and set up the charge at least 2 days, then the min stay sent to the portal will be 2 days as they don't handle this kind of complex rules.
Questions related to rate rules
How does your rate engin works if I have several times the same rules?
(ex. Booking less than 10 days ahead and Booking less than 3 days ahead)
The way the engine works is to first sort by scope, so specific period/season rules are picked before the global ones, then for the same scope, the rules are sorted from top to bottom. So you should have first the rule Booking less than 3 days ahead and then Booking less than 10 days ahead defined for the same scope to work as expected.
