With Split Payments, you can automatically share booking payouts between you (the Property Manager) and the Owner.
This means you don’t need to calculate commissions or transfer money manually anymore as Smily does it for you.

How does the Split Payment work?
- A booking is created (from your website, Airbnb, Booking.com, or added manually).
- SmilyPay collects the payment.
- The money is split between you (Property Manager) and the Owner based on the rules you set.
- Both parties can clearly see the amounts in the payout summary.
What should I know before I start?
- Mandatory SmilyPay: Split Payments only work with SmilyPay. You must subscribe to SmilyPay to use this feature.
- Channels Supported: Website Builder, Airbnb, Booking.com (we strongly Payments by Booking.com with payout to IBAN), and manual bookings.
- New bookings only: Split rules apply only to bookings created after activation. Older bookings are not updated.
- Full SmilyPay payment required: (Payouts from Airbnb and Booking must go through SmilyPay as well) Bookings must be fully paid via SmilyPay before or on check-in day. Any partial cash/online payments trigger fallback (meaning all money goes to one party).
- Booking.com professional accounts are not supported: If you are registered as professional on Booking.com, Split Payments cannot work due to city tax handling.
- Airbnb long stays (28+ days): Not supported. Airbnb sends payouts in batches, which triggers fallback.

Notes
- The split fee applies per routing and is based on the total routed amount.
- The commission is paid proportionally by both Owner and Property Manager, according to their share.
- Property Manager is invoiced for the full amount.
- Cancelled bookings are also subject to split payments under the same rules.
How will I be invoiced ?
- Works the same way as SmilyPay Fees: one aggregated invoice for all applicable bookings.
- The Property Manager receives the invoice for the total Split Payment Fee, even if part of it comes from the Owner’s share.
Limitations
⚠️ Please keep these important points in mind:
- Bookings created before Split Payments activation will not be split.
- Imported bookings are not supported by default (can be enabled on request).
- Mixed payments (e.g. part cash, part online) are not supported.
- Split Payments apply to all supported channels (Airbnb, Booking.com, Website Builder). You cannot enable it for one and not the other.
- Upsells or extra charges outside OTA/SmilyPay flow are prohibited (e.g. collecting city tax in cash).
- Bookings must be fully paid via SmilyPay before or on check-in day. Otherwise, the fallback flow is triggered.
- Both PM and Owner pay the Split Payment Fee proportionally. It cannot be assigned to just one party.
- Booking fees must go fully to either PM or Owner – not both.
- Split Payments do not work for Booking.com professional accounts (because of city tax handling).
- Airbnb long stays (28+ days) are not supported (payouts arrive in batches → fallback flow).
- Multi-unit Booking.com reservations are not supported (we cannot split acquisition costs correctly).
- Damage deposits collected via balance with Smily trigger fallback flow.
