Reservation request:
- All bookings you will receive from Flatio are reservation requests. It means that you need to accept the request before it turns into a booking. The booking will come as tentative on BookingSync until you answer the request.
- When a tenant selects your property for their stay, you will receive an email from Flatio. Please note that the communication flow for Flatio’s bookings is not yet implemented in the BookingSync inbox.
- Reservation requests need to be accepted or rejected within 24 hours via the Flatio web app.
- Accepting the booking on Flatio’s dashboard won’t confirm the booking in BookingSync. The tenant (guest) still needs to confirm the booking and pay within the next 24 hours. (In order for the lease to become valid and official, the tenant needs to electronically sign the contract by filling a code received via SMS + send a copy of their personal ID + pay the first rent.)
- You can also always track the state of the lease in your Flatio profile via the Reservations section.
- As soon as the lease becomes valid, the booking will get confirmed on BookingSync. You’ll also receive a confirmation email from Flatio with all the details.
Lease Agreement:
- Flatio provides you with their lease agreement adapted to mid-term rentals. Tenants will always have to sign and agree to the lease agreement generated by Flatio.
- Since it is a different one from your rental agreement on BookingSync, you should specify on your Rental agreement on BookingSync that it won't apply to bookings made on Flatio (Rental Agreement is sent by default to your guest via the BookingSync Notifications).
- The lease will be generated in the language you choose as well as the one the tenant selects.
Payments:
- Flatio’s system will collect the payments so you don’t have to charge them manually and the Notifications for payments should be deactivated on BookingSync (using a booking tag “Flatio” that you need to create to add in the filter)
- Payments are not yet synced with BookingSync so you will have to record them manually on BookingSync on the payment bar (e.g. when the booking comes as confirmed, you can record the first rent. You can then record each month your following rents when you get confirmations from Flatio that they have been paid.)
- The first rent is transferred to the landlord up to 3 business days after check-in. The next rents are transferred at D+1 from when Flatio received the payment or D+5 if the payment was made via credit card. You can find more details about payments in this article of Flatio’s Help Center.
- Flatio is not responsible for unpaid rents, however, their system will keep notifying tenants automatically about upcoming (or overdue) payments, and it will notify you about incoming or overdue payments as well. Also, Flatio’s lease agreements are built to cover these cases (e.g., if a tenant is 7 days overdue, a landlord can terminate the contract with a 3-day notice period, while all these 10 days are financially covered by the previous rent).

Cancelation of non-valid bookings:
- Your BookingSync cancelation policy will not be synced so you need to modify it in Flatio’s dashboard (it’s set to strict by default).
- It’s not possible to cancel the booking from BookingSync. You can cancel unfinished contracts on Flatio only.
