Revenue Distribution
Overview
The Revenue Distribution is a detailed view showing how the amount of a booking is split among the different stakeholders: the Property Manager, the Owner, and the acquisition fees.
Display rules:
- If the booking has a split payment, the full distribution is visible.
- If the booking does not have a split payment, only the acquisition fees are displayed.
The Three Distribution Categories
1. 📊 Acquisition (Acquisition Fees)
These fees are deducted before the remaining amount is split between the Property Manager and the Owner.
OTA Commission
Applicable to all sources, including the Website Builder (based on the markup).
Example: A 25% markup corresponds to a 20% commission.
- Base price: €100 + 25% markup = €125
- To return to €100, you deduct 20% (€25)
Items subject to commission:
- Rent amount
- Booking fees (excluding withheld taxes)
- Net Traveler Fee
- VAT on the Traveler Fee
Payment Charge Commission
Mainly for Payments by Booking.com.
Applied to the same items as the OTA commission.
- Net Traveler Fee
- Net SmilyPay Fee
- Net Split Payment Fee
Items subject to this commission:
- Rent
- Booking fees (excluding withheld taxes)
- Excluded taxes on rent and booking fees
Taxes
- Taxes withheld by OTAs (mainly occupancy/regional taxes)
- VAT on Traveler Fee / SmilyPay Fee / Split Payment Fee (generally 20%)
2. 🏢 Property Manager
What the Property Manager receives:

Commission on rent
Based on the percentage configured in the Split Payment Configuration

Booking fees payable to the Property Manager
Only booking fees not withheld by the OTA

Excluded taxes
On rent and booking fees (if payable to the PM)
- Fees Charged to Owner - Fees configured in the "Advanced Configuration". These may or may not be deducted from the commissionable amount
3. 🏠 Owner
What the Owner receives:
- Commission on rent - The complement of what the Property Manager receives

Booking fees payable to the Owner - Only booking fees not withheld by the OTA
Example: cleaning fees if they must be transferred to the owner
- Excluded taxes - On rent and booking fees (if payable to the Owner)
- Fees deducted - The "Fees Charged to Owner" configured in the Split Payment Configuration are deducted from the Owner’s share.
⚠️ Important Notes
- The Revenue Distribution is calculated at the time of reconciliation.
- Any changes made to the Split Payment Configuration only apply to new bookings created after the change.
- The Split Payment Fee is shared proportionally between the Property Manager and the Owner according to their respective shares.
- Revenue distribution is not displayed for old bookings that were created before May 2025.
- Revenue distribution only works for bookings in euros (EUR).
Payment information in the booking interface
A new feature in the updated user interface is the "Paid via" option, which indicates the payment gateway used or whether it was a payment gateway (e.g., PayPal).
Understanding your payment details on Smily
The Payout Bar is a visual indicator that displays the status of payments received for a booking.
How it works
Display based on payment status:
- Before receipt: Bar at 0% showing the expected amount
- Full receipt: Bar at 100% (success scenario)
- Partial receipt: Progress proportional to the amount received
- Overpayment: Indication if the amount received exceeds the expected amount (can occur if the OTA pays out its own commission)
Behavior based on Split Payment configuration:
- Split Payment enabled: Displays only completed payouts
- Split Payment disabled: Displays completed payouts if any exist, otherwise displays upcoming payouts
Error handling:
- The bar indicates an issue in case of failed reconciliation between Channel Payouts and SmilyPay payments (applicable only to split payments)
⚠️ Note: Payout details are only available to SmilyPay users.
