Airbnb’s New Listing Promotion helps you attract your first guests by offering a 20% discount on eligible bookings and highlighting your listing in Airbnb search results.
Starting October 27, 2026, the updated rules apply to all host accounts, including those connected through Smily.
How the promotion works
Once activated, the New Listing Promotion applies a fixed 20% discount to eligible bookings.
The promotion ends automatically when your listing reaches either of these milestones, whichever comes first:
- 3 reviews, or
- 10 bookings.
The promotion only applies to stays booked no more than 180 days in advance.
What happens to bookings that already have the discount?
A discount granted at the time of booking is kept, even if your listing reaches the 3-review threshold before the guest’s stay takes place.
How to activate or deactivate the promotion in Smily
You can manage the promotion from the Airbnb app in Smily:
- Find your eligible listings. To identify them more easily, use a tag containing the text “Eligible to new listing promotion”, as shown in the screenshot below.
- Open Change settings, then select the New listing promotion checkbox to activate the promotion, or clear it to deactivate it.
- Click Save.
Benefits of the New Listing Promotion
- Attract your first guests: A 20% discount can make your new listing more appealing to travellers.
- Increase visibility: Participating listings receive additional visibility in Airbnb search results.
- Highlight your offer: The promotion is displayed in search results and in the price details.
Do I need to do anything for the October 27, 2026, update?
No action is required for this rule change. Smily will update the promotion description to reflect Airbnb’s new rules.
You no longer need to set a short booking window solely to encourage earlier reviews for this promotion. Choose a booking window that suits your business, keeping in mind that the promotion only applies to stays booked up to 180 days in advance.
