Airbnb has released a new cancellation policy called Limited, and updated others to match their latest rules.
Smily has updated its Airbnb integration automatically so your listings stay compliant.
Important: The Strict policy is now deprecated. Some listings may still use it if Airbnb allows.
Note: Most listings that previously used the Strict policy have already been migrated automatically to Firm.

Key difference between Strict and Firm:
🔹 Strict: 50% refund up to 30 days before check-in, then no refund
🔹 Firm: 100% refund up to 30 days before check-in, then no refund
🔧 How to Review or Update Your Cancellation Policy
1️⃣ Go to the Smily App Center → Airbnb App.
2️⃣ Open the listing you want to update.
3️⃣ Click Edit settings.
4️⃣ Under Cancellation Policy, choose your preferred policy from the dropdown.
5️⃣ Click Save changes - Smily will automatically sync your update to Airbnb.
📝 Note:
If your listing is not eligible for certain policies (like Strict), they will not appear in the dropdown. Smily checks your listing’s eligibility directly with Airbnb’s API to avoid sync errors.
📝 Good to Know
These new policies apply only to reservations booked from October 1, 2025 onward.
Most listings that previously used the Strict policy have already been migrated automatically to Firm.
Airbnb determines which listings remain eligible for the Strict policy.
Property managers in Italy can now select Non-refundable.
