When a guest asks for an alteration of an existing booking, you receive a request from Airbnb that you can accept or deny.
When accepting, you also accept the new price calculated by Airbnb. If you do not agree with the price calculated by Airbnb (especially if there is a change in the number of guests), we recommend that you deny the request and initiate the alteration on your side.
How does this work?
Airbnb will store the rent matrix data for valid reservations (future accepted, and ongoing reservations), to accurately calculate pricing and availability in the case of an alteration.
- For future reservations, data for the date range from check-in to check-out will be stored. For example, if there is a reservation from 3/3 to 3/7, they will preserve the data from 3/3 to 3/6 (excluding checkout date).
- For ongoing reservations, only check-in date data will be stored, because users can’t change the check-in date once the reservation has started, and they calculate rent matrix based on the check-in date. For example, if there is a reservation from 3/3 to 3/8 (today is 4/1), they will preserve the data of 3/3.
How are alterations calculated?
- For overlapping dates, the price stored in the original reservation will be used, including discounts and standard fees.
- For new dates (both before original check-in and after original check-out), Airbnb will lookup the stored rent matrix data based on the altered total nights and guests, as well as recalculate up-to-date supported discounts and standard fees for new dates.
IMPORTANT: Even if your price depends on the number of persons, the new price calculated by Airbnb doesn't take this parameter into consideration. If a booking is made for 6 persons and the new number of guests is 8, the price for 6 will still be used.

So to calculate the price for 4 nights for 4 people arriving on 3/3, you look at record 4 and multiply the price for 1 night ($100) by 4. The rent matrix based on 5 nights and 4 guests gives a nightly price of $90 (4th record, 2nd price, $450/5 nights = $90 per night)

What if the alteration is initiated by the host?
In case the host initiates an alteration of the booking, the same calculation is used by Airbnb to suggest the price for the modified stay. However, you can modify it manually before sending the alteration request to the host.
Important, the price that the host indicates for the alteration must include all fees and taxes.
